DEVELOPMENT land and planning experts Greenslade Taylor Hunt are marketing a residential site for up to 67 homes in Crewkerne.

In July 2023 Somerset Council resolved to grant outline planning permission for homes on the land, part of Goldwell Farm, in Yeovil Road.

Much housing development in Somerset has been stalled by issues with a lack of a phosphate mitigation strategy, but in this case the seller has a solution.

The area is short on affordable and open market homes and this site would deliver on both.

The planned development would provide 44 open market and 23 affordable homes.

It is located on the edge of Crewkerne, approximately 0.6 miles from the town centre.

There is extant planning permission on the site for an additional five dwellings, however two of the dwellings are not implementable in line with the five plot permission due to the access for the 67 dwelling scheme running over these.

Bounded by farmland, the 5.6-hectare site (13.84 acres) is located opposite a development that is being constructed by Taylor Wimpey.

The proposed development would also provide economic benefits, through the construction phase and in the longer term with residents accessing and supporting local shops, services and facilities.

As part of the permission the successful developer would provide contributions towards education, NHS and play/youth and sports provision in the sum of £516,491.

This figure is subject to ongoing negotiation and may vary.

Interested parties have until 12 noon on Friday, December 15, to submit offers on an unconditional basis, assuming the grant of outline planning permission.
