NEW plans to build 46 homes at a Highbridge beauty spot have been submitted just three months after an application to build on the site was rejected.

Developer Flower & Hayes is seeking planning permission to build 46 homes including one studio flat, five one bed flats, eight two bedroom houses, 20 three bedroom houses and 12 four bedroom houses on land to the north of Walrow.

The developer previously applied to build 47 homes on the site but the plans were rejected by Sedgemoor District Council after more than 100 residents wrote letters objecting to the plans.

The Planning Inspectorate also rejected the plans in October 2019 after the developer appealed for the plans to be approved.

Burnham-on-Sea and Highbridge Town Council also previously objected the plans on the grounds of inadequate highways access, over-development of the site, poor infrastructure and detriment to wildlife.

The developer said 30 per cent of the homes will be affordable housing and there will be 121 car parking spaces on the site if the plans are approved.

In a justification statement for resubmitting the application, the developer said: "Despite the previous application being refused, followed by dismissal at appeal, there were many positive aspects to the proposal as demonstrated by the summary of consultee comments.

"In conjunction with this, a thorough analysis and response to the Inspectors

decision with acknowledged positive issues, amended and additional information, has resulted in a viable scheme suitable for resubmission.

"It is therefore considered, in line with the comments made in the Appeal Inspectors decision,

The Design & Access Statement highlights the positive attributes of this site and

the positive benefits for the local community.

"The National Planning Policy Framework guides Local Planning Authority's to approach decision making in a positive way; to look for solutions rather than problems and to seek to approve applications for sustainable development where possible.

"With the revised proposal and accompanying drawings and documents addressing the Appeal Inspectors decision, the proposal remains a suitable development in a sustainable location."
