SITUATION

The land lies in open countryside near to the hamlet of Mariansleigh in North Devon and approximately 1.3 miles south of the village of Bishops Nympton.

The market town of South Molton lies 4.8 miles to the north-west and there is access to the A361 (North Devon Link Road) within 3.3 miles.

There are two gently sloping grass fields which have been used for grazing livestock and are enclosed by traditional hedge boundaries. The field adjoining Hilltown Cross is very gently sloping and rushy in part, with a stream flowing along the southern boundary. The larger field is gently sloping and is generally better pasture with views over the fields to the south and beyond.

Both fields have a gate on to the public highway. The land is classified as Grade 3 on the Land Classification system and the soils are described as being slowly permeable seasonally wet acid loamy and clayey soils.

The small copse includes a pond and some mature deciduous trees and has a stream between it and the pasture fields.
