Situation and Amenities

Fishers Down Farm is set in a highly convenient location on the eastern outskirts of South Molton. The popular market town has a good range of shopping, social and banking facilities and amenities including schooling to secondary level. Dating from Saxon times, it also has some fine buildings, interesting shops and a livestock market on Thursdays and a popular pannier market on Thursdays and Saturdays.

The A361 North Devon Link Road bypasses South Molton and provides access to the regional centre of Barnstaple to the west and to Tiverton and the M5 (Junction 27) to the east. There is a main line railway station at Tiverton Parkway on the Paddington line.

Exmoor National Park is easily accessible and the renowned North Devon coastline is within easy reach by car.

First time on the open market in 170 years, Fishers Down is centred on an imposing, period farmhouse that offers spacious accommodation arranged over three floors and being offered with no onward chain. The layout and scope of the accommodation provides the flexibility for the farmhouse to be used for dual-family occupation and was used as such until recently.

There is an adaptable range of outbuildings, which together with the useful holding of pasture land make the property ideal for the smallholder or those with an equestrian interest.

An enclosed and glazed PORCH leads into a STAIR HALL. To the left is a SITTING ROOM with a large fireplace with wood burning stove which leads through to the KITCHEN which is fitted with a range of modern wall and base units, stainless steel sink, plumbing for dishwasher and space for range style cooker with hood over. Off the kitchen is a small landing and door into a LIVING ROOM with views towards the town and a sealed doorway leading back into the sitting room. Between the kitchen and the living room is a small landing with stairs leading down to the lower ground floor. Completing the ground floor accommodation at the eastern end of the house is a former reception room, now BEDROOM 1, a double room with an EN-SUITE SHOWER ROOM.

On the LOWER GROUND FLOOR is an entrance HALL with door to outside, a second KITCHEN fitted with a modern range of wall and base units, space for cooker, washing machine and dryer. Off the second kitchen is an OFFICE.

On the FIRST FLOOR there are THREE FURTHER BEDROOMS and TWO BATHROOMS, one also with a shower cubicle.

To the front of the house is a large, mature garden, mainly laid to lawn. There are a number of planted shrubs and borders, apple trees, raised vegetable beds and a timber-framed SUMMER HOUSE.

Set to the lower side of the house is a concreted yard surrounded by a versatile range of outbuildings.

Adjacent to the farmhouse is a TRADITIONAL BARN (measurements on floor plan) which has much scope including conversion to alternative uses such as a stand alone annexe or holiday cottage, subject to obtaining the necessary consents.

Set behind this barn is a modern COVERED YARD (45' x 21) with a LEAN TO (40' x 13'). Former cubicle house now SHIPPON (36' x 21'), COVERED YARD (27' x 15') and further COVERED YARD (25' x 14). Additional timber and CGI buildings include a POLE BARN (30' x 30') and open LINHAY (31' x 10'). There is also a SILAGE CLAMP (67' x 25') and SLURRY LAGOON.
