THE PROPERTY

Upon arriving at Coker Wood Cottage, it is easy to see why the likes of The Brothers Grimm considered a woodsman's cottage to be symbolic of home. The appeal of this charming property, with its delightful rendered frontage edged with Hamstone quoins, is instantly noticeable, even before stepping through the door. Such is the tranquility of its position, nestled against the protective backdrop of a mature woodland, that the overwhelming sense is one of perfect seclusion with the rest of the world seeming to melt away, leaving an island of near total privacy. Indeed, outdoor living is an immense pleasure at Coker Wood Cottage with birdsong and the breeze in the trees providing an aura of peace and tranquility.

Built in 1840, originally as a gamekeeper's cottage before the East Coker Estate Woodsman moved there in around 1910, the property has a rich and interesting history. The house itself has evolved over time to suit the needs of the modern lifestyle, most noticeably in the 1970s when the original cottage was linked to the former stables via a fabulous open plan family room. Through the use of fine timber and full walls of glass on two sides, this highly sociable room has an airy, Scandinavian feel fitting perfectly with the evergreen backdrop. Another, more recent, addition was the large porch which, with a sunny aspect and a delightful outlook across part of the garden, is a beautiful place to relax and unwind. The ground floor of the original cottage now comprises two studies, one with its own external door, and two reception rooms which lie open to one another via arches either side of a striking Hamstone fire place with a double-faced log burner, creating fantastic, atmospheric settings for every occasion.

The layout of the sleeping accommodation provides great flexibility to suit a variety of lifestyles. The master bedroom occupies a removed position on the first floor of the original cottage, along with the family bathroom, creating a sense of separation which works well for those living with extended family and adult children or expecting regular guests. Two ground floor bedrooms, serviced by an adjacent wet room, can be found in the converted stables. With a useful loft room above, this part of the house offers great potential for use as an annexe if desired. Further versatility can be seen in the studies which could easily be re-purposed to provide an independently-accessed double bedroom with adjoining dressing room or en suite bathroom. For those desiring an income stream or detached annexe accommodation, the fascinating bothy, which can be found in the orchard, is an ideal opportunity for conversion to a charming, bijou studio space.

OUTSIDE

The gardens at Coker Wood Cottage have been designed and established with flair. Laid out in a series of rooms , each area of the garden has its own individual identity with endless interest throughout every season; from the ornamental knot garden to the manicured, level lawns with borders full of glorious flora, the entire garden is a joy to behold. Excuses for spending time out of doors are many and varied, including al fresco dining and entertaining on the expansive terrace, onto which a door leads from the kitchen. As can be expected from such verdant grounds, opportunities for growing produce are abundant. The kitchen garden is as appealing as the pleasure lawns; raised beds are arranged in a series of terraces with established soft fruit bushes and a greenhouse, and there is also an orchard planted with an assortment of fruit trees as well as a chicken enclosure, providing the opportunity to achieve an element of self-sufficiency.

The property is approached from the public road along a private driveway, culminating in a parking and turning area for a number of vehicles which also gives access to the double garage. With power, light and two adjoining store rooms (one of which is currently used as a wine cellar) the garage offers excellent workshop and storage space as well as secure parking.
