Positioned in the heart of the village, the land backs onto several houses as well as the primary school. Offwell has a well regarded primary school and active community based around the school, church and village hall, whilst being just a short 2.6 miles from the market town of Honiton, which has a good range of day to day amenities including banks, post office, schools, an out of town retail park and a diverse and interesting range of independent shops and supermarkets. Honiton also has a train station situated on the London Waterloo line.

The A30 is easily accessible and provides links to the M5 and A303. Honiton is on the Exeter to London Waterloo line and the London Paddington line is available from Taunton.
