A very attractive, spacious and well presented detached village house, with delightful south facing gardens in a pretty setting close to open countryside. EPC Band E

Alder House is a very attractive detached house which was built by the well known and respected Dorset developers Morrish in 2004 with brick faced elevations under a slate roof. The house features light and well proportioned rooms, facing principally south and overlooking a pretty stream. Under the current ownership since 2009, the property has been extremely well maintained and a whole number of improvements have been undertaken. The excellent specification includes a very efficient electric central heating system (with water filled conventional radiators), uPVC sealed unit windows, security alarm system, well equipped kitchen, attractive bathroom/shower room fittings, and built in wardrobes to the principal bedroom.

On the ground floor, there is a reception hall with cloakroom off, a very large L-shaped living/dining room enjoying a triple aspect overlooking the gardens with a pair of French outside doors and an attractive fireplace with woodburner, a study or bedroom five, fully fitted kitchen with electric oven and halogen hob, utility room, and uPVC conservatory with access onto the sheltered side gardens which face west. On the first floor, there is a good-sized airing cupboard off the landing, large principal bedroom with built in wardrobes and ensuite shower room, three further double bedrooms and a family bathroom.

Alder House also benefits from a large gated driveway/parking area and integral garage (easily converted to provide additional accommodation if required). The lovely gardens are a further feature enjoying a pretty stream side setting.

A five bar gate leads onto an extensive brick paved driveway with parking for four or more cars, and access to an integral single garage. The delightful south facing gardens are easily maintained, with well stocked mature borders. Adjoining the conservatory there is a sunny decked terrace and lawn. A decorative rose covered archway with post and rail fencing leads down some steps to the lower lawn, which adjoins the stream.

The property is very pleasantly located within Drimpton, which rates highly amongst the many appealing villages close to Beaminster and within the West Dorset Area of Outstanding Natural Beauty. Drimpton has much to offer residents of all ages with an active and friendly community and amenities including a well renowned pub, church and village hall as well as a broad range of clubs and societies to suit many interests. Charming Beaminster, with its characterful square and comprehensive range of independent shops, restaurants and pubs, is just 5 miles' drive away, and the popular market town of Bridport is also easily accessible at 9 miles distant, as is Crewkerne which benefits from a Waitrose supermarket and a mainline train station with regular services to London (Waterloo) and Exeter.

Mains electricity, water and drainage. Electric fired central heating (conventional radiators).
