The former South West Water covered reservoir is situated in a wonderful elevated position above the village of Blackborough.

The small village of Blackborough is situated in an elevated position adjoining many acres of wood and common land which has various bridle and footpaths, in this wonderful Area of Outstanding Natural Beauty.

The village has a community feel with its clubs and societies and is situated east of Cullompton and west from the market town of Honiton which provides an extensive range of services.

Exeter is about 17 miles to the west, whilst the coast at Sidmouth is about 17 miles to the south.


This now redundant reservoir is constructed of concrete split into two chambers submerged and covered with soil. It is understood this would come under a B8 Storage Use Class.

The plot, which extends to about 140 sqm (1,500 sqft) is fenced and surrounded by woodland managed by the Forestry Commission.

Please note there is no consent to live onsite, although limited overnight stays occasionally might be possible within permitted development rules.

From the centre of the village of Blackborough having come up the hill from Kentisbeare turn right to Sheldon. Continue up through the woods and on the left is a large layby with access to the woodland.

The property will be offered for sale by Online Traditional auction. The auction end date 19th October 5pm. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website


The successful purchaser(s) will be liable to pay the sum of £5,000. From this a buyer's fee of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price.

An additional administration fee of £600 (Inc. VAT) will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags.
