DESCRIPTION

The property is constructed of local stone with a slate roof. It was converted in 2004 and provides spacious and flexible accommodation. Sitting near the end of a private shared drive in front of the neighbouring original farmhouse, it has plenty of natural light throughout and over looks its own land.

From the entrance hall there is access to a study/family room/possible fifth bedroom with dual aspect and doors to the courtyard garden. Adjacent is the boot room, which could be plumbed for a shower room. The large, dual aspect sitting room has French doors opening to both the courtyard and garden. It has a multi-fuel stove set into a stone fireplace. The generously proportioned, open-plan dining room/kitchen and garden room provides a flexible hub being light and spacious with direct access to the sunny rear walled garden. Adjoining the kitchen is the utility room with space for separate washing machine and tumble drier, with access to the cloakroom and stable door to rear courtyard garden.

Upstairs the barn has 4 double bedrooms and 3 bathrooms, 2 being en-suite. The secluded 0.4 acre garden to the front of the house is mainly laid to lawn with a variety of fruit and ornamental trees, it is enclosed with a native hedgerow. To the rear is a south-facing, walled and gravelled courtyard.

Across the track, the 4.3 acres of land has been divided into four stock-proof fields and a small orchard. There is a steel-framed detached agricultural building, constructed in 2015 (15m x 7m) that can be used for a variety of purposes. It has two sets of double doors (into two separate fields).
