The cottage has a date stone marked 1755, is Listed as being of historic and architectural interest Grade ll and is a perfect example of how a contrasting contemporary extension can enhance the original period property that it is joined too.

The property has stone elevations under thatched and tiled roofs and has in recent years undergone a programme of refurbishment and enlargement to create a house true to its roots but also fit for 21st century living. Character features include exposed timber ceilings, exposed stone walls, brace and ledge doors, open fireplaces and window seats to name but a few. The refurbishment and extension works include the oil fired central heating system, some beautifully appointed contemporary bath/shower rooms, a state of the art kitchen with handmade units and a limestone floor with underfloor heating and complete electrical rewire and decoration throughout.

The scene is set on entering the property with an attractive hallway laid to an oak parquet floor with the two principal reception rooms either side and the kitchen/dining room to the end.

All of these rooms are unusually generously proportioned with the drawing room and the sitting room both having feature fireplaces with inset wood burning stoves, one with a Hamstone hearth and the other with a blue Lias hearth.

The kitchen is the daytime heart of the property and is laid to a lovely limestone floor with the one side a comprehensive range of floor and wall mounted units, cupboards and integral appliances to include a four oven electric Aga, an electric double oven, a ceramic hob, a dishwasher and an American style plumbed in fridge freezer. A feature of this room is the original well with a glass top and down lighting.

To the other side of the kitchen there is a large dining area with a six pane set of bifold doors that open out onto the terrace ideal for summer entertaining. In addition downstairs there is a cloakroom, a utility area and a family bathroom that is equipped with a stylish contemporary bath and a walk in double shower with the room being fully tiled.

Upstairs there are a total of five bedrooms, one of which lies above the rear extension with its own en-suite shower room. The four remaining bedrooms are accessed via two staircases and lie in the original part of the house complete with vaulted ceilings, exposed timbers and exposed stone walls. In short if its character and space you would like, without the maintenance, this is the house for you.

To the right hand side of the property a gate equipped with remotely controlled electric opening leads through to a large area of drive laid to gravel providing parking and turning for a number of cars. To one side of the drive is a brick outhouse that houses the oil fired boiler. Immediately to the rear of the property there is an attractive terrace accessed from the house through the bifold doors in the kitchen edged by oak sleepers. The gardens stretch away from the house with to one side a substantial outbuilding that contains a cloakroom, a gym area and a workshop. The gardens are largely a blank canvas and are, for the most part, laid to lawn with mature trees and hedge planting to the edges making it exceptionally private. To the end of the garden there is a play area and a rear access gate.

Also within the garden is a timber summerhouse and a stone and thatched outhouse.
