A romantic period country retreat enjoying an idyllic sheltered setting amidst 1.2 acres of mature private gardens and grounds with outbuildings and annexed caravan.

Sycamore Cottage is situated in one of the most attractive, peaceful and unspoilt areas of East Devon, close to the borders of Somerset and Dorset, in a designated Area of Outstanding Natural Beauty. The villages of Chardstock and Membury are about 2 and 3 miles away respectively, each with a primary school, church and shop with a public house at the former. A wider range of facilities can be found at Chard about 4 miles, and Axminster 5 miles, Honiton is about 11 miles. The county town of Taunton is approximately 16 miles with a comprehensive range of cultural, educational and shopping opportunities, whilst Exeter is within 30 miles, again with a superb range of amenities. There is M5 access at Taunton and Exeter, both with mainline rail to London Paddington, and there is an international airport at Exeter. The A303 is within about 6 miles to the north. The highly regarded Colyton Grammar School is within about 10 miles. The area is particularly good for walking or riding, with a variety of footpaths, bridle paths and quiet lanes.

Sycamore Cottage is a most charming and unique period country retreat, nestled amongst verdant undulating countryside offering peace and privacy in the most picturesque of settings. The access drive/track provides a discreet approach from the country lane with parking and garage above and behind the cottage itself, which lies below amidst idyllic mature gardens. The original entrance to the cottage sits at one end although day to day access would naturally be through the bi-folding doors of the open and versatile Family/Dining Room which gently extends into the garden. Floored in soft coloured flagstones this generously proportioned space gives access to the Kitchen, two self contained ground floor bedrooms and the Rear Hall, with Cloakroom and the first of two staircases to the first floor. The Kitchen is beautifully fitted in bespoke farmhouse style cupboard and drawers with solid wood surfaces and oil fired AGA. Beyond is the Sitting Room/Snug, a wonderfully characterful room with inglenook fireplace housing a wood burning stove, latch door to the original tuning wooden staircase and timber framed passage to the entrance hall complete with door to outside and a walk in storage/cloaks cupboard.

All of the property's bedrooms are uniquely individual and the two ground floor bedrooms are no exception, beautifully finished with vaulted ceilings and both roof and casement windows. Bedroom 2 is served by a well appointed en suite creating a self contained guest 'wing' if required. A further shower room off the rear hall serves Bedroom 3 offering similar versatility.

On the first floor the staircase from the Sitting Room opens into the principal Bedroom with sloping eaves and exposed cruck beams. This generous double room is complemented by an en suite bathroom and a dressing room which leads through to another double room, currently utilised as a Study but providing a 4th Bedroom as required with staircase down to the ground floor.

A particular feature of the property is its idyllic setting amidst delightful secluded gardens and surrounded by rolling countryside. The principal gardens to the cottage lie to the South, with shaped lawns and bountiful beds and borders framing far reaching elevated views. Within the immediate gardens to one side of the cottage is a detached stone built studio/outhouse providing workshop/storage/conversion possibilities.

On the opposite side of the access track is a detached garage building incorporating three workshop/garage spaces with power and light connected. Beyond and adjoining the garaging/workshops is a further enclosed area of attractive light woodland.

Also accessed from the track and set slightly away to the South on an open 'plateau' is a detached static caravan, with parking to one side. Whilst in need of refurbishment/replacement, this offers excellent potential for annexe accommodation/holiday letting in a stunning rural environment.

Mains electricity. Private water and drainage. Oil fired central heating. Separate private drainage for Caravan.
